A midblock parcel at 1446 N.W. 53rd St. in Ballard is on the market, and developer Preston Walls has filed an early plan to redevelop it with 60 small efficiency dwelling units.

The 5,000-square-foot property has long been owned by a family. It has been used as a gym for the past 20 years, and is just east of the Subway parking lot on 15th Avenue Northwest.

Dane Murphy of Windermere is listing the site for almost $1.3 million. It’s been on the market for about a month.

Walls is an experienced small apartment developer.

The plan by MAS Architect is for 60 units in a six-story building with no parking and a 40-stall bike room.

The site is now zoned to 65 feet, with an upzone to 75 feet likely. It’s on a stretch along 15th where new residential projects are gradually replacing low-rise commercial properties.

The area is served by the RapidRide D Line, and is close to Safeway and other shopping. Light rail is expected to reach Northwest Market Street by 2035.

West of 15th, the new owner of the Mac’s Upholstery site at 5011 15th Ave. N.W. is planning 150 SEDUs. And 62 micro-units are planned nearby at 1514 N.W. 52nd St.

Separately, Walls is planning 58 units at 736 Bellevue Pl. E., on the west side of Capitol Hill, overlooking Interstate 5 and the Melrose Trail. In April, a Walls-related LLC sold a 15-unit apartment building in Phinney Ridge for $4 million.
