It’s hard to believe we are less than a month away from Spring 2020, but Walls Property Group is looking forward to the upcoming change in seasons. The Dexter is also looking forward to some changes, as we gear up to welcome brand new residents to the freshly remodeled building.
Scope of work: We are applying the finishing touches to 9 of the 13 units. The handrail installation is scheduled for these units during the first week of March. Once completed, those units will receive their certificate of occupancy (expected to be around the middle of March).
Here is what’s happening with the rest of The Dexter:
- Units 101 & 301 – the framing is complete and the next few steps will include the installation of appliances, cupboards, countertops, trim work and touch up paint
- Unit 201 – we are waiting for the tenant to vacate the unit
- Penthouse – we are on track for completion on March 1st
- Common Area – the new siding has been installed on the outside of the penthouse unit as well as the fencing along the parking spaces
Our leasing department has our first executed 12-month lease for Unit 102, which starts on April 1, 2020. We projected the 1 Bedroom/1 Bathroom units would rent for $1,945/month and we were able to secure this specific unit for $2,195/month.
If you also recall from the business plan, our expected time frame to start the leasing process was September 2020, and we are a few months ahead of schedule. We are very thankful for all the hard work our construction team has been putting into this property! The leasing team will continue to show the available units and our construction team will work towards completing the remaining units.
