Minor tower is a 35-unit, apartment community in the Eastlake neighborhood of Seattle, WA, which sits on the eastern shore of Lake Union. This four-story building, located only a half a mile from downtown and from Amazon, makes up of 19 one-bedroom units, 11 two-bedroom units, 4 three-bedroom units and a 7 bedroom unit. Located only a half a mile from downtown and from Amazon. Eastlake has a unique subculture of Houseboats and is great living space for water enthusiasts.

We remodeled the entire building and added washer and dryer’s in every unit, replacing community laundry. The units now have modern kitchens with new appliances and granite countertops. We also replaced the iron railings on the porches with more visually appealing glass paneling. Carports attached to the building were enclosed. The old, tired lobby was completely redone and we replaced the roof and added a new roof deck that looks over South Lake Union.

One of the most unique features of the building was the conversion of the unfinished basement, that was currently home to a make shift maintenance storage and occupant storage. We came up with the idea to convert this space into a 7 bedroom/2.5 bathroom unit and market it to local college sports teams. The idea paid off and were able to turn this into an additional 3,500 net rentable square footage for the property.
